Fixed or floating?
Understand what can change during the loan.
Fixed rates
The rate stays the same for the stated fixed period. Check the rate after that period and whether any lock-in continues beyond it.
Floating rates
Your rate can change with the reference rate. A SORA-linked package adds a bank spread to the specified compounded SORA benchmark.
Lock-in and repayment
Check charges for selling, switching banks or paying down part of the loan. Some packages allow exceptions, but the offer letter is what matters.
Compare more than the rate
Ask for the full schedule of rates, fees and conditions. A low starting rate is only one part of the cost.
